Lose Fat, Gain Muscle: 2 Simple Rules to Get a Lean, Athletic Build

Losing fat and gaining muscle has been one of my goals since I started exercising 15 years ago. Can they both be done simultaneously though? From my experience, you can in fact focus on these two goals concurrently to get a lean, athletic build.
